Moving to Flagstaff, AZ: The Complete Relocation Guide

by Matt Llano & Brannon Harbur

Is Flagstaff a good place to move?
For a lot of people, yes, especially if you want cooler summers, real seasons and a mountain town that still has a hospital, a university and an airport. Flagstaff sits at about 7,000 feet, roughly 142 miles north of Phoenix, with an average July high of 82°F and about 90 inches of snow a year. Homes sold for a median of $699,537 over the three months ending August 2026. This guide and the five deep dives below cover what to know before you move.

Helping people move to Flagstaff is one of our favorite parts of this job. A lot of our buyers are coming from Phoenix and Scottsdale, some moving up full-time and some starting with a second home and a plan to stay longer someday. Others are deciding between Flagstaff, Sedona and Prescott and want someone to lay it all out.

We've helped a lot of Valley buyers make this move, and we wanted all of it in one place: the weather, the costs, the drive, the winter rules that surprise people, and how Flagstaff stacks up against the other mountain towns. Every number is dated and sourced, and we'll keep it current.

Moving from Phoenix or Scottsdale

The short version: you trade about 6,000 feet of elevation for summers that average 82°F instead of 106.5°F, and you take on a real winter. Arizona's income tax is a flat 2.5% statewide, so that doesn't change. Sales tax is a bit higher in Flagstaff (9.386%) than in Phoenix (9.10%) or Scottsdale (8.00%).

The drive is about 142 miles up I-17, around two hours to Sky Harbor, and ADOT's I-17 Improvement Project finished its major work in December 2025. Flagstaff's airport also has daily American Airlines flights to Phoenix.

Flagstaff vs Sedona and Prescott

These three towns end up on the same shortlist all the time. Here's how they compare.

In our experience, Sedona tends to fit buyers who want milder winters and red rock scenery with a bigger budget. Prescott fits buyers who want a shorter drive to Phoenix and gentler winters. Flagstaff fits buyers who want the biggest break from Valley summers and a four-season mountain town with regional services.

Starting with a second home

A lot of our Valley clients start part-time. A second home loan can mean as little as 10% down, but you have to use the home yourself, keep control of it, and not treat it as a rental. In Arizona, only your one primary residence gets the homeowner rebate on property tax. And a part-time Flagstaff home needs a winter plan for heat, snow and someone to check on it.

Living here year-round

Flagstaff is a regional hub. Flagstaff Medical Center is the only Level I trauma center north of Phoenix. The airport says it has daily American Airlines flights to Phoenix and Dallas/Fort Worth. There's a Sam's Club but no Costco (the nearest is in Prescott). And from November 1 to April 1, overnight parking on city streets is banned from midnight to 7 a.m. so plows can get through.

Our recommended order of operations

  1. Decide full-time or part-time. It changes your loan, your property tax and which neighborhoods make sense.
  2. Visit in winter and in summer if you can. If you love it in both, you'll love living here.
  3. Talk to a lender. Especially if you're buying before you sell in the Valley.
  4. Narrow your neighborhoods. Start with Flagstaff neighborhoods by budget and our neighborhood guides.
  5. Book a strategy session with us. We'll walk you through our 12-step buying process and set up a search around what you actually want.
