Woodshire on Butler is inside city limits, so the City of Flagstaff's short-term rental license applies: $250 a year, an Arizona TPT license, notice to adjacent, across-the-street, and diagonal neighbors with a 24-hour emergency contact, $500,000 in liability insurance, a sex-offender registry check before each stay, required equipment, and hotel-rate sales and BBB taxes. ADUs that received a Certificate of Occupancy after September 14, 2024 require the owner to live on the property. Listings and a local brokerage say the HOA does not restrict short-term rentals, but the recorded condo declaration couldn't be found online in September 2026, and it is the document that controls.

Woodshire on Butler sits on the south side of East Butler Avenue between Herold Ranch Road and Peak Point, on about 4 acres that were undeveloped land when Brookfield Communities of Phoenix announced the project in 2019. The City approved the final plat on November 5, 2019, and homes were built from 2021 to 2024 as detached two-story condominium homes behind gated entries. The last developer home closed in December 2025.
Woodshire offers a newer east-side home near $450,000. Because it is a condo, we read the HOA budget and the declaration early. Whether a unit came through the City's affordable program matters too, since those homes carry their own terms.
Because fewer than ten homes sold here in the last twelve months, these figures cover the last three years. The MLS shows 25 closings. Leaving out four sales through the City of Flagstaff's Affordable Homeownership Program and one comparable-only entry, 20 market-rate condos sold from $379,073 to $513,760, with a median of $457,750 and the middle half between about $442,000 and $466,000. The typical home was about 1,100 square feet. Most of these sales were new homes sold before or during construction, so the median of about 140 days on market reflects building time more than resale demand. Dues were $140 a month on every sale since 2023.
On recent listings, the dues cover water, sewer, trash, snow removal, common areas and covered parking, according to listings and a local brokerage. Homes have no garages; each comes with one covered space plus open parking, and the community has a dog park. Living space is on the main floor with bedrooms and laundry upstairs, and several homes have a private deck off the primary bedroom.
