Getting around
US 180 to Hart Prairie Road (FR 151)
Hart Prairie Road leaves US 180 about 10 miles from Flagstaff and runs about 12 miles of dirt road past the Hart Prairie Preserve before rejoining the highway, with Forest Service roads branching off to the homes. A high-clearance vehicle helps. Snowbowl Estates sits about a mile from Arizona Snowbowl. Distances are road estimates.
Hart Prairie sits at about 8,500 feet on the western slope of the San Francisco Peaks, and the Hart Prairie Preserve is about 14 miles north of Flagstaff. Open meadows, big aspen groves and ponderosa pine surround a handful of private parcels, and the historic Hart Prairie homestead, once the first stage stop on the Flagstaff to Grand Canyon route, is now a Nature Conservancy preserve. Snowbowl Estates is the small subdivision nearby, about a mile west of Arizona Snowbowl.
Hart Prairie trades convenience for aspen meadows and the Peaks up close, and we'd be glad to walk you through what off-grid ownership takes before you write.
Sales are rare, so we look at three years. In the 36 months through October 2026 the MLS shows 9 home sales, all single-family, from $355,000 to $2,600,000 with a median of $650,000. The three sales above $1,000,000 were all larger Hart Prairie parcels of 18.9 to 40 acres, while Snowbowl Estates homes sold between $650,000 and $905,000 on 1.7 to 2.7 acres. The typical home was about 2,040 square feet, built in 1993, on 2.7 acres, and median days on market was 125. Five homes closed in the twelve months ending October 2026, and one was listed for sale in October 2026.
Living here means running your own utilities. Every home sold in the last three years was listed as off-grid, typically with solar, a generator and propane, a cistern filled by rainwater or hauled water, and a septic system. Roads are dirt Forest Service and private roads, and recent listings describe the Forest Service locking the gates in winter and giving owners the combination, with snowmobiles as the usual winter ride. Before you write, we would confirm the water system, septic, solar setup, road and winter access, fire coverage and insurance for the specific parcel.
