What's coming to Flagstaff
New neighborhoods don't come along often in Flagstaff, so when one does, we like to follow it from the first public meeting all the way to the first set of keys. This is where we keep every one of them in one place, with what's been announced, what hasn't, and what we'd want to know before getting serious about any of them.
Right now there are two on our list, and they're at very different stages. Pine Haven is under construction and taking reservations. Starlight is still working through the City's public review, with no builders or prices yet.

Before you reserve
What we'd want you to know
Buying a home that doesn't exist yet can be a great move. It can also be stressful if you go in expecting it to work like a resale purchase. Here's what we walk every buyer through when a new community is on the table.
- Timelines slip. Delivery years are the developer's best estimate, and weather, permitting and financing can all move them. We'd plan around a range, not a date.
- Starting prices are a starting point. Upgrades, options and lot premiums can add up fast, so we like to price out the home you'd actually want, not the base version.
- The contract is the developer's. Deposits, refund terms and what happens if the build runs late are all spelled out in documents written by the seller. Read them closely, and have someone in your corner who reads them too.
- HOA dues and rules matter. In a community built around shared amenities, the monthly dues and the rental rules shape what it costs to own and how you can use the home.

Coming soon FAQ
Which new neighborhoods are coming to Flagstaff?
As of October 2026 we're following two: Pine Haven, an 83-home townhome community under construction in south Flagstaff, and Starlight, a planned 440-acre village on the west side that's still in the City's public review. We'll add others here as they're announced.
Can I buy a home in either one yet?
At Pine Haven, the developer is taking lot reservations now, with the first homes expected in the second half of 2027. At Starlight, nothing is for sale yet. No builders, floor plans or prices have been announced.
Can you help with a new construction purchase?
Yes. We can help you compare a new community against resale homes nearby, price out the options you'd actually want, and go through the developer's contract and timeline with you before you commit.
How do you decide what goes on this page?
We add a community once there's enough public information to be useful, usually a formal application with the City or a developer announcement. We move it into our regular neighborhood guides once homes are built and selling.
Is Harlequin Homes Group affiliated with these developers?
No. These are independent guides. We're not affiliated with the developers or their sales teams, and each developer's own website is the official source for project information.
