NoHo (North of Hospital)

Locals call this part of central Flagstaff NoHo, short for North of Hospital. It runs north from Flagstaff Medical Center on Hospital Hill toward the north edge of town, with Fort Valley Road (US 180) on the west and Buffalo Park on the east. Streets such as Turquoise Drive, Sunset Drive, and Philomena Drive, in the Mount Elden Park subdivisions, hold homes mostly from the 1950s through the 1970s, and Woodshire on Oak adds new detached bungalows on Oak Avenue.

NoHo buyers want to be close to downtown and the hospital without being in the middle of either. We pay close attention to the hospital's plans, because what happens on Hospital Hill will shape this neighborhood more than anything else.

Over the last twelve months the MLS shows 14 closings. The 8 single-family homes sold from $445,000 to $1,140,000, with a median of $749,500; the typical one was about 1,770 square feet on about 9,700 square feet of land, and all but one were built between 1937 and 1970. Three new Woodshire on Oak bungalows, built in 2024 and sold as condominiums, closed between $624,760 and $698,460, along with one older condo at $295,000 and two townhomes at $600,000 and $680,000. Median days on market was 52.

Woodshire on Oak, by Brookfield Communities, offers detached bungalows of about 1,085 to 1,185 square feet, according to the builder and listing sites. Thorpe Park, with tennis courts, sand volleyball, ball fields, disc golf, and a dog park, is close by, as are McPherson Park and the Jay Lively Activity Center ice rink on Turquoise Drive, and the City's Switzer Canyon Trail climbs McMillan Mesa to Buffalo Park.
