Pinecrest and Cherry Hill sits on the hill between downtown Flagstaff and Flagstaff Medical Center, reached up Cherry Avenue from downtown, or by Fine Street off San Francisco Street to Hutcheson. Most sales carry the subdivision name Pinecrest Terrace, on streets such as James Street, Charles Road, Crestview Avenue, Circle Drive, Bertrand Street, David Drive, Apollo Way and Hilltop Avenue, and the MLS uses Cherry Hill and Pinecrest Terrace for the same houses. Homes are ranch and split-level styles from the 1960s to the 1980s, according to a listing site, on lots of about a fifth to a quarter of an acre.

Pinecrest and Cherry Hill is for buyers who want a 1960s or 1970s home a short walk above downtown, with no HOA. The hospital's future next door is the open question, so we build it into the plan instead of guessing.

Because fewer than ten homes sold here in the last twelve months, these figures cover the last three years. The MLS shows 14 single-family closings, 4 of them in the last twelve months, between $600,000 and $1,236,000, with a median of $877,500 and the middle half between about $779,000 and $944,000. The typical home was about 1,980 square feet on about 9,300 square feet of land, built around 1972. Median days on market was 49, and no sale carried HOA dues.

The North End Historic Residential District, listed on the National Register in 1986, is bounded on the east by Verde Street and on the south by Cherry and Elm, and the Pinecrest Terrace streets are not among the streets it names. Downtown restaurants and shops are down the hill, Wheeler Park is downtown, and Buffalo Park, with about 215 acres of meadow and trails, is a short drive north.
