Westwood Estates sits at the west end of Kiltie Lane, next to Flagstaff Ranch, on Westwood Circle and West Kiltie Loop. Its 80 lots are governed by amended and restated CC&Rs recorded in 2015, and the homes are custom builds from the mid-1990s on, with some newer infill; the CC&Rs require at least 1,700 square feet of living space. The neighborhood is in unincorporated Coconino County and has its own county fire district.

Westwood Estates buyers want nearly two acres and quiet at the edge of the forest, with a real HOA behind the rules. The due diligence here is the water, the aerobic wastewater system, and the CC&Rs, including the ban on short-term rentals.

Because fewer than ten homes sold here in the last twelve months, these figures cover the last three years. The MLS shows 8 single-family closings, 3 of them in the last twelve months, between $1,100,000 and $1,935,000, with a median of $1,587,500 and the middle half between about $1,291,000 and $1,819,000. The typical home was about 3,260 square feet on about 1.8 acres, built around 1999. Median days on market was 74, and HOA dues were $550 a year on 2024 sales and $600 on 2025 and 2026 sales.

The CC&Rs allow horses on Lots 1 to 30 and 55 to 80, kept at least 50 feet from neighboring lot lines, and limit RVs and trailers to enclosures or screened rear yards. They cap outdoor lighting at 17,000 lumens per lot with fully shielded fixtures, and the HOA posts its own burning guidelines. Flagstaff Ranch Golf Club is next door, but its only membership for owners outside its gates, Non-Resident Golf, was closed for the 2026 season.
