Inside city limits, any home rented for less than 30 days needs a City of Flagstaff short-term rental license, and operating without one carries a monthly fine. Both the single-family HOA and the Mt. Elden Villas townhome association can set their own rental rules, so we read the CC&Rs and check the exact rules for the home before you write.
Getting around
Route 66 via Lockett Road and Kaspar Drive
The neighborhood is reached from Route 66 by turning onto Lockett Road and then Kaspar Drive. Downtown Flagstaff is about four miles west along Route 66, and the Flagstaff Mall and the main Mount Elden trailhead are a short drive north on US 89. Distances are road estimates.
Mount Elden Foothills sits where east Flagstaff meets the mountain. The streets carry bird names, Avocet, Gannet, Jacamar and Pipit, and run up to the Coconino National Forest at the base of Mount Elden, the 9,301-foot lava dome that rises behind the east side of town. Next door to the west is Swiss Manor along Fanning Drive. It is a small, mostly 2000s and 2010s neighborhood, and listings here regularly describe trail access across the street or straight out the back gate.
We like Mount Elden Foothills for people who want newer construction and city services with the forest right at the end of the street.
Sales are few, so we look at three years. In the 36 months ending October 2026 the MLS shows 11 closings: 7 townhomes and 4 single-family homes. Townhomes sold between $525,000 and $620,500 with a median of $569,900, in two floor plans of about 1,536 and 1,932 square feet built from 2006 to 2009. The single-family homes in the Mount Elden Foothills subdivision sold for $790,000 in 2025 and $1,350,000 twice in 2026, with 2,008 to 3,120 square feet on 0.18-acre lots, built 2013 to 2017. Over the last twelve months there were five sales, and median days on market for the 36 months was 50. Two single-family homes were listed at $1,100,000 and $1,200,000 as of October 2026.
Living here means city water and sewer, City-plowed streets on the single-family side, and an HOA on every home: about $324 a year for houses and $210 a month for the Villas townhomes, and on most townhome listings the HOA handles lane maintenance and snow removal. The forest edge is the draw and also the thing to plan around. The 1977 Radio Fire burned much of Mount Elden's southern and southeastern slopes, so we look at defensible space, roofing and the insurance quote before you write, and we read both sets of HOA documents for rental and architectural rules.

What makes this neighborhood unique
Mount Elden Foothills gives you something east Flagstaff rarely offers in one place: homes built in the 2000s and 2010s, city water and sewer, and National Forest trails at the end of the street, with a townhome option and a single-family option side by side. Because it is small, sales are rare and the price gap between a Villas townhome and a single-family home is wide. The questions we answer for the specific home before you write are where it sits relative to the forest edge, what the insurance quote looks like, what each HOA allows for rentals and changes, and how a sale compares with the handful of recent comps.
