Crestview is inside city limits, so the City of Flagstaff's short-term rental license applies: $250 a year, an Arizona TPT license, notice to adjacent, across-the-street, and diagonal neighbors with a 24-hour emergency contact, $500,000 in liability insurance, a sex-offender registry check before each stay, required equipment, and hotel-rate sales and BBB taxes. ADUs that received a Certificate of Occupancy after September 14, 2024 require the owner to live on the property. The Crestview HOA's rental rules weren't published online in September 2026, and a local brokerage reports that some homes were sold through the City of Flagstaff's Land Trust program, which has its own terms, so the documents for the specific home come first.

From Alamo Drive, Safeway on Plaza Way is about 5 minutes away; Bashas' at Woodlands Village, Walmart at Woodlands Village, and Natural Grocers about 6; Sprouts and Target about 7; Whole Foods about 8; Sam's Club about 10. NAU is about 2.2 miles, downtown about 3, Flagstaff Medical Center about 3.8, and Pulliam Airport about 6.
Crestview sits on the west side of Flagstaff, off West Route 66 and west of Railroad Springs, on streets such as Alamo Drive. The City Council approved the original plans in 2009 under a different developer, and Capstone Homes took over the property after that developer lost it during the Great Recession, according to the Arizona Daily Sun and Construction Reporter. Homes were built from 2019, and RESNET, the home energy rating network, named Crestview as Capstone's second Zero Energy Ready community in Flagstaff that year.
Crestview appeals to buyers who want a newer, energy-efficient home close to NAU and the west-side stores. We sort out early whether a home was sold through the Land Trust program, because those purchases work differently.
