Timber Sky has been one of the easier places in town to run a short-term rental, and several floor plans come with an attached casita. Here is the catch we walk every buyer through: under the City's current rules, an ADU that got its certificate of occupancy on or after September 14, 2024 can only be rented short-term if the owner lives on the property.

Route 66 to downtown; I-40 just south
Safeway on Plaza Way is about 5 minutes away; Bashas' and Sprouts are about 6; Target, Walmart, and Natural Grocers are about 7; Whole Foods and Sam's Club are 12 to 13 minutes. Flagstaff Medical Center is about 6 miles and NAU about 4 miles. Mountain Line Route 8 now runs along Route 66 and Woody Mountain Road.
Timber Sky is one of Flagstaff's newest large neighborhoods, on the west side between Route 66 and I-40, roughly between Flagstaff Ranch Road and Woody Mountain Road. It is inside the city limits on a master plan of nearly 200 acres that allows up to 1,300 homes across seven neighborhoods. The first homes went up around 2020, and about 261 are finished today. Capstone Homes is selling Sirius and Corvus now, and a 58-home phase called Atlas went to City Council in October 2025.
Timber Sky is where we send buyers who want a brand-new home and still want to be ten minutes from Route 66 and downtown.
Over the last twelve months the MLS shows 51 single-family closings, from $618,250 to $1,295,807, with a median of $896,400. The middle half of sales fell between about $799,000 and $1,025,000, and the typical home was about 2,240 square feet. The median build year of homes that sold was 2025, so this is mostly new construction. That mix is also why median days on market reads 156: builder spec homes sit on the MLS from the day they are released, so the number says more about how builders list than how fast a resale moves.
The draw is the build quality and the amenities. Capstone builds to the Department of Energy's Zero Energy Ready standard, which shows up as lower heating bills at 7,000 feet, and several plans include an attached casita that works as a guest suite, a home office, or space for extended family. The community has pickleball courts, a dog park, pocket parks, community gardens, a greenbelt, and direct connections to the Flagstaff Urban Trail System and the Loop Trail.

Atlas at Timber Sky goes to City Council
Capstone Homes took Atlas at Timber Sky, 58 homes on six-plus acres with an average floor area of no more than 1,800 square feet, to Flagstaff City Council on October 21, 2025, and now lists it as coming soon. Smaller floor plans usually mean a lower entry price into the neighborhood.

Liv Communities broke ground in March 2025 on Liv Sky Cottages, a 203-unit build-to-rent community on a 32-acre site in Timber Sky, with 10 percent of units set aside as affordable. If you are choosing a lot, it is worth knowing where the rental community sits relative to your street.

Mountain Line extended Route 8 along Route 66 and Woody Mountain Road in July 2025, running every 30 minutes, seven days a week. On August 2, 2026 it became a full loop via McAllister Ranch Road and Alvan Clark Boulevard with four new stops.

Sirius and Corvus (selling now)
Capstone's current phases. Sirius has three- and four-bedroom plans of about 1,715 to 3,553 square feet from $785,900, and Corvus has plans of about 1,793 to 2,488 square feet from $714,900, before lot premiums. Together they accounted for 18 of the neighborhood's 51 closings over the last twelve months.
Orion, Aries, and Adora (earlier phases)
Orion is Capstone's first phase, 89 homes built from about 2020 on lots averaging about 55 by 115 feet, and it is where most resales show up, sometimes priced under the builder's current price for a similar plan. Aries (Miramonte) and Adora (Mandalay) are still delivering new homes: nearly all of their closings over the last year were built in 2024 or later.
Workforce homes and Liv Sky Cottages
About 100 homes are held permanently affordable through a land trust, including Habitat for Humanity starter homes that broke ground in June 2024. Liv Sky Cottages is a separate 203-unit rental community. Both are part of what makes Timber Sky a mixed neighborhood rather than a single product.
