Rio Homes sits east of Lone Tree Road in south Flagstaff, entered from East Pine Knoll Drive, on streets such as Payton Way, Hatcher Drive, Chubs Way, Scarlet Drive and Zoe Way. Two local brokerages describe it as about 46 acres of ponderosa forest, one says with more than 21 acres of open space, and one of them counts 153 townhomes. The homes were built from about 2004 to 2007 in several plans, and each has a detached two-car garage; some of the larger plans add a studio with a kitchen and bath above the garage.

Rio Homes gives buyers a townhome with a real garage and trail access close to NAU. We sort out early whether a home is a Land Trust home, because those purchases work differently, and we read the HOA budget, since roofs and paint have been on the schedule.

Because fewer than ten homes sold here in the last twelve months, these figures cover the last three years. The MLS shows 14 closings in the Rio Homes area. Leaving out two City of Flagstaff Land Trust homes that sold for $229,500 and $234,000 to qualified buyers, 12 market-rate townhomes sold from $460,000 to $629,000, with a median of $582,500. The typical home was about 1,850 square feet, and median days on market was 58. A few Rio Homes addresses are filed under a neighboring MLS area and aren't in these figures.

The HOA maintains the building exteriors and landscaping, according to a local brokerage, and listings in 2026 mentioned new roofs being installed and exterior painting scheduled. Brokerages list picnic areas with ramadas, exercise stations, a volleyball court and a horseshoe pit, and listings describe direct access to the Flagstaff Urban Trail System and the Arizona Trail. Several homes are rented to long-term tenants, and dues on 2025 and 2026 sales ran about $236 to $298 a month.
