Forest Highlands is not a short-term rental community. The association's 2025 rules say that, except for a lease to a member, no lot can be leased for less than 30 days, and renters cannot use the club facilities unless a member is with them. Owners file a lessee information form and an acknowledgement form at least five business days before a lease starts. If rental income is part of your plan, get the current rules in writing before you write an offer.

Bashas' and Walmart at Woodlands Village, Sprouts, and Target are about 13 minutes away; Safeway on Plaza Way is about 14; Natural Grocers about 16; Whole Foods and Sam's Club about 17. Pulliam Airport is about 4 miles, NAU about 7, downtown and Flagstaff Medical Center about 9, and Sedona about 28 miles down Oak Creek Canyon.
Forest Highlands is the established private golf community south of Flagstaff: 1,110 acres of ponderosa pine at about 7,000 feet, off SR 89A in unincorporated Coconino County, behind a gatehouse staffed around the clock. The Bailey-Bartlett Group founded it in 1987, the Canyon Course opened in 1988, and the club was turned over to its members in 1997. There are 819 homesites and about 796 are finished or under construction, so nearly every purchase is a resale.
At Forest Highlands the club comes with the house, so the real price is the home plus the full cost of belonging.
Over the last twelve months the MLS shows 25 closings, all single-family. Prices ran from $1,400,000 to $6,650,000, with a median of $2,350,000 and the middle half between about $1,960,000 and $2,615,000. The typical home was about 3,320 square feet, built in 1995. Median days on market was 63, and four of those homes went under contract within a day of listing.
Two courses anchor the club: the Canyon Course by Tom Weiskopf and Jay Morrish, opened in 1988, and Weiskopf's Meadow Course, opened in 1999. Around them are two clubhouses with two dining rooms and two lounges, two pools and a hot tub, a spa, a fitness center, four tennis courts, eight pickleball courts, hiking and biking trails, and fishing ponds. The busy season runs May through October; in winter dining scales back, and the spa stays open year-round.

Pocket Fire puts Forest Highlands on SET status
The Pocket Fire started north of Sedona on June 19, 2026. On June 27, red-flag winds pushed it north, and the Coconino County Sheriff's Office placed all zones of Forest Highlands and Kachina Village in SET status, meaning be ready to leave. Both were lowered to READY on July 1. The fire grew past 27,000 acres and was 83 percent contained by July 14. It is a reminder to review the home's defensible space and insurance before you buy.

The board approved the 2026 fee schedule on November 17, 2025, effective January 1, 2026: a $115,750 new-owner capital contribution, $1,280 a month in dues, and a $245 monthly reserve assessment. Dues increases are capped at 20 percent over the prior year and, per the club, have averaged about 5 percent a year over 35 years.

The Canyon
The original 650 acres, around the Canyon Course by Tom Weiskopf and Jay Morrish and the Canyon Clubhouse, both opened in 1988.
The Meadow
460 acres added after the members took over the club, around Weiskopf's Meadow Course and the Meadow Clubhouse, both completed in 1999.
The Estates
A 16-lot subdivision with ten-acre minimum lots on private roads, reached only through Forest Highlands and still undeveloped as of Coconino County's February 2025 assessment.

Every Forest Highlands owner is a Regular Member; the membership is attached to the property, and there are no dining minimums, service fees, or tipping. On a resale, budget about $124,250 in one-time club and utility transfer costs and about $1,555 a month before utilities. Dues increases are capped at 20 percent a year.

From the Forest Highlands 2026 association fee schedule, effective January 2026 and subject to change. Water rates are set by the Arizona Corporation Commission. The club also offers a Special Membership for people who want to join without owning a home: $150,000 under the club's 2026 application, plus regular dues. The full fee counts toward the capital contribution if the member buys within 24 months, 50 percent in months 25 to 36, 25 percent in months 37 to 48, and nothing after that.
