Cheshire puts you on the Snowbowl side of Flagstaff, a few minutes from Flagstaff Medical Center and about ten minutes from downtown. It's an established neighborhood inside the city limits, mostly 1970s and 1980s homes, with no HOA on the single-family streets and Cheshire Park at its center.

Cheshire is one of the in-town neighborhoods where short-term rentals have worked for our clients. With no overarching HOA on the single-family streets, the City's annual license is the main rulebook. The townhome associations can set their own rental rules, so anyone planning to rent a townhome should read those documents first.
Getting around
Fort Valley Road (US 180) to downtown and Snowbowl
Bashas' on North Humphreys is about 6 minutes away, Safeway on Cedar about 9, and Natural Grocers about 10; Whole Foods, Sprouts, Sam's Club, Target, and Walmart on Huntington are 12 to 14 minutes. Flagstaff Medical Center is about 2.5 miles, one of the shortest hospital drives in town, downtown is about ten minutes, and NAU is about 4.5 miles.
Cheshire is the northwest neighborhood along Fort Valley Road, about three to four miles north of downtown on the way to Snowbowl and the Museum of Northern Arizona. It is inside the city limits, with Lockett Park and Peak View as pockets within it. Most of the roughly 435 homes went up in the 1970s and 1980s: single-level ramblers, two-story contemporaries, a few larger customs, and townhome communities.
Cheshire feels like a mountain-town neighborhood that happens to be inside the city, and our clients who live there tend to stay.
Over the last twelve months the MLS shows 15 closings, 14 of them single-family. Prices ran from $550,000 to $920,000 with a median of $675,000, and the middle half of sales landed in a narrow band between about $642,000 and $698,000. Homes are modest in size: the typical sale was about 1,470 square feet, built in 1986. Median days on market was 71, though well-prepared homes in that middle band moved much faster.
Cheshire Park is the neighborhood's center, with a playground, tennis and basketball courts, a ramada, and Cheshire Pond, which the City is restoring now. A trail runs through the park and along Fort Valley Road, Buffalo Park is close, and Snowbowl is up the road for ski days.

City restores Cheshire Pond
The City's Stormwater Section began restoring Cheshire Pond in Cheshire Park in November 2025 to improve the pond and wildlife habitat, with limited trail access during construction. Completion is expected in 2026.

A US 180 safety project with sidewalks, bike lanes, lit crossings, and ADA upgrades at spots including Sechrist and Schultz Pass Drive was left out of ADOT's draft 2027 to 2031 program. Public comments overwhelmingly backed putting it back. The state board approved the final program in June 2026, and whether the project made it in has not been publicly confirmed.

What makes this neighborhood unique
Cheshire is the neighborhood for people who want to be close to the mountain and close to the hospital at the same time. It is inside the city limits, there is no HOA on the houses, homes stay in a tight price band, and Snowbowl is up the road. The things to plan around are Fort Valley Road traffic on ski days and flood risk on some streets after the Pipeline Fire.
