Woody Mountain Road and Route 66; I-40 at the south edge
Safeway on Plaza Way and Bashas' at Woodlands Village are about 6 minutes away; Sprouts, Target, Walmart, and Natural Grocers are 7 to 8 minutes; Whole Foods and Sam's Club are about 13 minutes. Presidio Corner shopping sits at the edge of the neighborhood. Flagstaff Medical Center is about 5 miles and NAU about 3 miles.
Presidio in the Pines is a 91-acre planned neighborhood on Flagstaff's west side, at Woody Mountain Road just north of I-40 and a quarter mile south of Route 66. It is inside the city limits. The project was planned in the mid-2000s, stalled in the downturn, and came back to life around 2011. Most homes went up in the 2010s from Miramonte, Doucette, and Capstone, which gives it a consistent, newer look: craftsman-influenced homes on compact lots of about 4,000 square feet, plus townhomes and a newer condo product.
Presidio is the first stop for a lot of our relocating clients who want something newer without paying custom-home prices.
The mix is what makes Presidio useful for so many buyers. Over the last twelve months the MLS shows 41 closings: 25 single-family, 9 townhomes, 7 condos. Single-family homes sold between $565,000 and $804,000 with a median of $644,000, and the middle half landed between about $590,000 and $700,000. The typical house was about 1,700 square feet, built in 2015. Townhomes and condos ranged from $318,000 to $735,000, which makes Presidio one of the few places in the city where a newer home is possible under $500,000. Median days on market was 85.
Everyday life is easy here. Woodlands Village shopping is minutes away, the community park has a playground and a fenced Bark Park, and trails run along the edges toward the forest. Mountain Line's Route 8 now stops along Woody Mountain Road and Presidio Drive, and The Arboretum at Flagstaff is a short drive south.

Mountain Line Route 8 now serves Presidio
Route 8 was extended along Route 66 and Woody Mountain Road on July 27, 2025, adding stops that serve Presidio every 30 minutes, seven days a week. On August 2, 2026 it became a loop through McAllister Ranch Road and Alvan Clark Boulevard.

In neighboring Timber Sky, Liv Communities broke ground in March 2025 on Liv Sky Cottages, 203 build-to-rent homes on 32 acres near Woody Mountain Road. More rentals next door can mean more competition for Presidio's long-term rental owners, and more neighbors using the same roads.

Craftsman-style one- and two-story homes from Miramonte, Doucette, and Capstone, roughly 1,375 to 2,800 square feet on lots of about 4,000 square feet. Last year's single-family median was $644,000.
Townhomes
Multi-level townhomes with attached garages and patios, plus a few rare single-level Miramonte units that go fast. They are marketed as lock-and-leave, which suits second-home owners.
Condominiums on W. Presidio Drive
A 39-unit condominium project on 2.77 acres, platted in March 2023. Its first units were finished in 2025, and seven closed over the last twelve months between $318,000 and $534,900. This is the entry point to the neighborhood.

What makes this neighborhood unique
Presidio is one of the only places in Flagstaff where a condo, a townhome, and a single-family house sit within a few blocks of each other, nearly all built in the last fifteen years and inside the city limits. That makes it the neighborhood we point to for a first home, a lock-and-leave second home, or a newer house without custom-home pricing. The trade is space. Lots are small and guest parking can be tight.
