Tovar Springs

The Highlands at Tovar Springs sits on a roughly 40-acre parcel in Kachina Village, north of Tovar Trail between I-17 and the Forest Highlands wastewater treatment area, beside Upper and Middle Tovar Springs. The plan dates to 2008 under the name Kachina Highlands, and MLS listings still record it as Kachina Highlands Phase 1. After the County Board of Supervisors denied a request to raise the count to 173 homes (later revised to 158), the approval stayed at 130 single-family homes on lots of at least 5,000 square feet.

Tovar Springs gives buyers something rare south of Flagstaff: a brand-new home in the pines on district water and sewer. We compare each plan and homesite against Kachina Village resale so the premium for new is clear.

Only five homes have closed here so far, all in the last twelve months: between $763,700 and $915,000, with a median of $827,500. The typical home was about 1,900 square feet on about 6,800 square feet of land, built in 2025 or 2026, and all five showed the $120 monthly HOA. With so few sales, each new closing moves these numbers, so current listings and builder pricing matter more than the median.

MLS listings record the builder as Mark Hancock Development Corp.; Mark Hancock chairs Camelot Homes, and sales run through The Bower with Silverleaf Realty. Plans include the Oak (1,597 square feet), Ponderosa (1,897), Sycamore (2,042), Juniper (2,209), Spruce (2,250), Alder (2,460), Pine (2,659), and Cypress (3,234), in one- and two-story designs with 2- or 3-car garages.
