Lockett Ranches is outside city limits, so Coconino County's short-term rental ordinance applies: a $250 annual permit, an Arizona TPT license, notice to neighbors with a 24-hour contact, at least $500,000 in liability insurance, and no events. Since January 2026, a newly finished ADU can be rented short-term only if the owner lives on the property. The association's public pages don't state a rental restriction, so the recorded CC&Rs are the document to read before counting on rental income.

It is unincorporated Coconino County, zoned RR-2 with a 2-acre minimum, and its association roads, Quintana Drive and Hattie Greene Road, recall Hattie Greene Lockett, the rancher remembered as the Sheep Queen of Arizona. Homes are custom, set among ponderosa pines, meadows, ponds, and rock outcroppings with views of the San Francisco Peaks.

On acreage like Lockett Ranches, we walk the water setup before the floor plan. A shared deep well, a cistern, and a hauled-water home can look the same from the driveway and live very differently.

Because Lockett Ranches sees fewer than ten sales a year, these figures cover the last three years. The MLS shows 14 single-family closings, 8 of them in the last twelve months, between $1,035,000 and $3,750,000, with a median of $2,500,000 and the middle half between about $2,025,000 and $2,775,000. The typical home sold was about 4,200 square feet, built around 2005, on about 2.6 acres. Median days on market was about 96.

Life here runs on different systems than in town. The fire district contracts with the City of Flagstaff Fire Department, with service mainly from Station 5 on Fort Valley Road; the association's Design Review Committee signs off on exterior changes down to paint and fencing; and the water source depends on the lot. In December 2025, Flagstaff City Council took up a new agreement for the City Fire Department to serve the Lockett Ranches Fire District from July 2026 through June 2031, with a first-year fee of $261,780 rising 2 percent a year and service mainly from Station 5 at 2525 N Fort Valley Road.

Forest thinning along the US 180 corridor

Coconino County's Upper Rio de Flag Forest Restoration Project is thinning thousands of acres along the US 180 corridor upstream of Flagstaff to reduce wildfire and post-fire flooding risk. The Wing West unit was scheduled to finish by summer 2026, and the Leroux unit was set to bring on a contractor in early 2026.
