A1 Mountain is in unincorporated Coconino County, so the County's short-term rental ordinance applies: a $250 annual permit, an Arizona TPT license, notice to neighbors with a 24-hour contact, at least $500,000 in liability insurance, and no events. Since January 2026, a newly finished ADU can be rented short-term only if the owner lives on the property. The A-1 Ranch CC&Rs couldn't be found online in September 2026, so any rental limits in them are unconfirmed, and they come first if rental income is part of the plan.

I-40 Exit 190 into Flagstaff

From Brackin Ranch Road, Target about 9 minutes away; Safeway on Plaza Way and Sprouts about 10; Bashas' at Woodlands Village, Walmart at Woodlands Village, Whole Foods, Natural Grocers, and Sam's Club about 12. NAU is about 6.1 miles, downtown about 8, Pulliam Airport about 8.5, and Flagstaff Medical Center about 10.7.


A1 Mountain Road leaves I-40 at Exit 190 west of Flagstaff and runs north toward A1 Mountain, continuing as a forest road. The A-1 Ranch HOA, a 33-unit association according to an HOA directory, sits along Brackin Ranch Road behind a gate, and public records show lots on that road recorded as A-1 Ranch, so Brackin Ranch on some listings is the road name, not a separate subdivision. Homes are custom builds of about 3,300 to 5,400 square feet, with three of the six recent sales built in 2023.

A1 Mountain buyers want a newer custom home on two acres in the trees, a few minutes from town, behind a gate. The questions we work through are the ones that come with country living: the community water district, the septic system, propane, and the HOA budget.

Because fewer than ten homes sold here in the last twelve months, these figures cover the last three years. The MLS shows 6 single-family closings, 2 of them in the last twelve months, all in A-1 Ranch, between $1,600,000 and $2,400,000, with a median of $1,742,500 and the middle half between $1,650,000 and about $1,839,000. The typical home was about 3,740 square feet on about 2.1 acres, built around 2019. Median days on market was 100, and HOA dues rose from $990 to $1,200 a year on 2024 sales to $1,320 to $1,450 on 2025 and 2026 sales.

Water comes from the A-1 Ranch Domestic Water Improvement District, a County-listed district run on community wells and managed by the same company as the HOA. Homes are on septic, several with alternative systems, and listings show propane rather than natural gas. Observatory Mesa Natural Area, a 2,251-acre City of Flagstaff preserve with trails for hiking, biking and riding, is reached from A1 Mountain Road by forest road.
