Skyline, mostly the Skyline Estates subdivision, is a neighborhood of late-1980s and early-1990s single-family homes at the foot of Mount Elden on Flagstaff's northeast edge, next to Shadow Mountain, where some lots back directly onto the Coconino National Forest and there is no HOA.

Skyline is inside city limits, so the City of Flagstaff's short-term rental license applies: $250 a year, an Arizona TPT license, notice to adjacent, across-the-street, and diagonal neighbors with a 24-hour emergency contact, $500,000 in liability insurance, a sex-offender registry check before each stay, required equipment, and hotel-rate sales and BBB taxes. ADUs that received a Certificate of Occupancy after September 14, 2024 require the owner to live on the property. Skyline Estates has no HOA, so there is no association rental rule to add. Homes in Linda Vista Park Estates fall under that subdivision's own HOA documents.

Flagstaff Medical Center is about 2.7 miles, downtown about 3.6, NAU about 4, and Pulliam Airport about 11.2.
Skyline sits at the foot of Mount Elden on the northeast edge of Flagstaff, just east of Shadow Mountain, reached from Fourth Street by Linda Vista Drive and Patterson Boulevard. Most homes are in Skyline Estates, on Skyline Drive, Stone Crest Street, Forest Heights Drive, Woodridge Way and Patterson Boulevard, and homes sold there since 2023 were built from 1987 to 1992 on lots of about 0.18 to 0.37 acre. The MLS area also includes Linda Vista Park Estates, a small cul-de-sac of custom homes built from 2006 to 2018 on Wayman Street.
Skyline is for buyers who want a solid late-1980s home with the forest out the back gate and no HOA. We look closely at the drainage and the forest-edge setting on each lot, since Mount Elden sits right above the neighborhood.

Listings describe back gates onto the Coconino National Forest, direct access to the Pipeline Trail, and access nearby to the Arizona Trail, Fat Man's Loop and the Westside Trail Annex. Some decks look south to Mormon Mountain. The Sunnyside neighborhood to the south has restaurants and shopping along Fourth Street, and Buffalo Park is a short drive west.
