Switzer Mesa sits just east of downtown Flagstaff, south of Buffalo Park on McMillan Mesa and near Flagstaff Medical Center, with Switzer Canyon Drive and Ponderosa Parkway running through it. Single-family streets such as Turquoise Drive, Pine Cliff Drive, and Locust Street hold homes from the 1970s through the 2020s, while newer townhome and condominium communities cluster along Ponderosa Parkway and Moriah Drive.

Over the last twelve months the MLS shows 21 closings between $253,963 and $1,305,000, with an all-type median of $650,000. The 9 single-family homes sold from $600,000 to $1,305,000, with a median of $688,000; the typical one was about 2,160 square feet on about 7,800 square feet of land. The 5 townhomes sold from $490,000 to $860,000, and the 6 condos, all built 2022 to 2025, from $253,963 to $524,900. Median days on market was 74 overall, and the condos took longest, with a median of about 278 days.

The Switzer Canyon Trail, part of the Flagstaff Urban Trail System, runs 1.5 miles along Turquoise Drive and climbs McMillan Mesa to Buffalo Park, according to the City. Newer attached homes include the Switzer Canyon Village townhomes, built 2017 to 2020 on recent sales, and the condominiums at 1650 East Ponderosa Parkway. Miramonte at Switzer Canyon was announced in 2015 as 48 townhomes on about 19.6 acres.
