Most buyers we meet have a number before they have a neighborhood. That's a great place to start. We sorted all 56 of our neighborhood guides by what homes actually sold for, so you can see where your budget fits before you fall for a street that's out of reach, or skip one that isn't.

Each neighborhood sits in the range that matches its median sale price over the last 12 months, from Flagstaff MLS closed sales through September 2026. Where fewer than five homes sold in a year, we used three years of sales (five for Anasazi Ridge and Coyote Springs), and the card says so. The middle half on each card is where most sales landed. Neighborhoods with a real mix of houses, condos and manufactured homes can show up in two ranges.

There are still a few neighborhoods where houses have sold for a median under $500,000: Sunnyside, Bow and Arrow Acres, Mountainaire and Lower Greenlaw. HOA dues can swing the monthly cost a lot at this price, so they're worth a close look in each guide.

How did you decide which price range each neighborhood is in?

We used the median sale price from the Flagstaff MLS for the 12 months ending September 2026, for the main type of home in each neighborhood, usually houses. Where fewer than five homes sold in that year, we used three years of sales, and five years for Anasazi Ridge and Coyote Springs. Each card says which window it uses.
