Shadow Mountain

Shadow Mountain sits on Flagstaff's northeast side, above Linda Vista Drive and east of Buffalo Park, below the south face of Mount Elden, according to local brokerages. Its recorded subdivision is Shadow Mountain Village and its later units, on streets such as Eiger Mountain Road, Adrianne Way, Everest Drive, Andes Drive, and Appalachian Road. A local brokerage calls it the Banana Belt of Flagstaff for the way the mountain holds the sun. It is a different place from the newer Shadow Mountain Village development in Bellemont.

Shadow Mountain buyers want room, the mountain behind them, and a short drive to everything. Because the neighborhood sits below an old burn scar and has flooded before, we look at drainage and the flood map for the specific lot early.

Because fewer than ten homes sold here in the last twelve months, these figures cover the last three years. The MLS shows 25 single-family closings, 7 of them in the last twelve months, between $500,000 and $1,425,000, with a median of $825,000 and the middle half between about $687,000 and $925,000. The typical home was about 2,380 square feet, built around 1980, on about 10,500 square feet, and lots ranged from about 7,000 to 20,700 square feet. Median days on market was 55, and none of the sales listed an HOA fee.

A local brokerage describes easements that give the neighborhood access to the Pipeline Trail, which runs along the base of Mount Elden west toward Buffalo Park and east toward the Fatmans Loop and Elden Lookout trails. The area below the mountain flooded in 2003, 2014, 2021, and 2024, according to the City, and in September 2026 the City received a donation of just over 4 acres on Appalachian Road for a new flood basin aimed at runoff from the 1977 Radio Fire burn scar.
