Getting around
US 180 (Fort Valley Road) to Schultz Pass Road
Northbound on US 180, Schultz Pass Road turns off to the right and runs about 0.3 mile to the Schultz Y, where Mt. Elden Lookout Road branches toward Mount Elden Estates. Magdalena Road, for the Creighton and Weatherford streets, turns off US 180 across from Cheshire. In winter the Forest Service barricades the national forest stretches of Schultz Pass and Elden Lookout roads to motor vehicles. Distances are road estimates.
Schultz Pass and Elden Lookout Road is a small pocket of acreage homes on the north edge of Flagstaff, tucked between US 180 and the base of Mount Elden. Schultz Pass Road and Mt. Elden Lookout Road meet at the Schultz Y, and from there the homes spread along Primrose Circle, Wildrose Trail, Iris Trail, and the streets off Magdalena Road. The Schultz Creek Trailhead, on the Arizona Trail and the Flagstaff Loop Trail, sits just past the Y, and the San Francisco Peaks rise behind the pines.
We love this corner of Flagstaff for buyers who want two acres of pines and trails out the door, and we help them sort out the well, the septic, and the road before they fall for a house.
This is a low-turnover area. In the twelve months ending September 2026, the Flagstaff MLS shows five closings, all single-family, from $1,075,000 to $1,489,000 with a median of $1,250,000. The typical home was about 3,500 square feet, built in 1984, on two acres. Over the last three years there were eight sales, from $800,000 for an unfinished home shell on 4.75 acres to $1,927,794, with the same $1,250,000 median. The three homes openly marketed in the last twelve months had a median of 47 days on market, and one home was active at $2,195,000 in October 2026.
Living here means running your own utilities. None of the recent sales list public water or sewer: homes use private or shared wells, cisterns, and in some cases hauled water, with septic systems. A Mount Elden Estates parcel came before the County Planning and Zoning Commission under its AR (Agricultural Residential) zoning, and several listings note horses are allowed. The area also sits squarely in wildfire country. The 2019 Museum Fire brought an evacuation order for Mt. Elden Lookout Road, the 2022 Pipeline Fire started just west of Schultz Pass, and post-fire flooding on Schultz Creek repeatedly closed Mt. Elden Lookout Road before the County rebuilt the crossing in 2023. We check the water source, septic, road maintenance, defensible space, and drainage for the specific parcel before you write.

What makes this neighborhood unique
Schultz Pass and Elden Lookout Road give you something rare this close to town: two acres of ponderosa pine, custom homes, and national forest trails at the edge of the neighborhood, a short turn off US 180. Very few homes come up for sale here, often five or fewer a year, so it pays to be ready when one does. The questions matter more than on an in-town house. Is the water from a private well, a shared well, or hauled to a cistern, how is the septic, who plows the road, is there an association, and how does the lot sit relative to the forest and the Schultz Creek drainage. We would answer each of those for the specific parcel before you write.
