Fort Valley and Baderville

Fort Valley is the valley on Flagstaff's northwest edge where US 180 (Fort Valley Road) runs toward Arizona Snowbowl, at the base of the San Francisco Peaks. Settlement dates to 1881, and ranching and logging shaped the valley. Baderville, in its southwest corner, was subdivided in the 1960s by Louis Bader with homes on roughly an acre, and newer custom homes sit on larger parcels. The 2020 census counted 780 housing units in the Fort Valley census-designated place.

Fort Valley buyers are buying land and water as much as a house. We look at the well, the septic, and the defensible space before the kitchen, and we plan the purchase around those inspections.

Over the last twelve months the MLS shows 11 closings, all single-family, between $565,000 and $1,455,000, with a median of $950,000 and the middle half between about $737,000 and $1,310,000. The typical home was about 2,450 square feet, built around 1991, on about 2.3 acres, and lots ranged from about 1.1 to 3 acres. Median days on market was 64, and none of the sales listed an HOA fee.

There is no city water or sewer here. Coconino County reports that homes use on-site wastewater systems, from conventional septic to mound systems, and that water comes from private wells, small shared wells such as those in Fort Valley Pines, or the Majestic View Water Improvement District, which has about 30 connections. A local brokerage notes some wells need supplemental water delivery. The County's 1990 Fort Valley Area Plan guides land use, and most zoning is for 2-acre parcels, according to a 2025 County report.
