Mountainaire is a wooded village just off I-17, about 10 miles south of Flagstaff in unincorporated Coconino County. It's small homes and cabins on compact lots, ringed by national forest and larger acreage, with no HOA and some of the most approachable prices near Flagstaff.

With no HOA, the only short-term rental rules here are Coconino County's: an annual permit, an Arizona TPT license, neighbor notification, and liability insurance. Since January 2026, a newly finished ADU can only be rented short-term if the owner lives on the property. Recorded deed restrictions on the 1960s plats aren't summarized anywhere public, so the title report for the specific lot is where to look.
Getting around
I-17 at Mountainaire Road; Old Munds Highway
Bashas' and Walmart at Woodlands Village, Sprouts, and Target are about 11 minutes away and Safeway on Plaza Way about 12; Natural Grocers, Whole Foods, and Sam's Club are 14 to 15 minutes. Flagstaff Medical Center is about 13 miles and NAU about 9 miles, both via I-17.
Mountainaire is a cabin community that grew into a full-time neighborhood. It sits just off I-17 at the Mountainaire Road exit, across the freeway from Kachina Village, in unincorporated Coconino County at about 6,950 feet. The original subdivision was platted between 1960 and 1964 as 792 small lots, and the 2020 Census counted 629 housing units. Around the core, the county zones larger parcels at a ten-acre minimum, so you get a small village ringed by forest and acreage.
We love Mountainaire for buyers who want the forest at a price the city stopped offering years ago.
In the last twelve months, the MLS shows 20 single-family closings between $395,000 and $715,000, with a median of $489,750 and the middle half between about $439,000 and $598,000. Homes are small: the typical sale was about 1,210 square feet, and several were under 1,000. The median build year was 1984, and the mix runs from 1970s A-frames and cabins to a handful of newer builds. Median days on market was 70.
There is no homeowners association, which people either love or need to hear twice. The Mountainaire Tavern is the neighborhood's gathering spot, Lower Lake Mary is a short drive away, and national forest surrounds the village. Every spring a Firewise clean-up hauls away residents' pine needles and yard debris, run by state crews in 2026.

State crews take over the spring Firewise clean-up
The Highlands Fire District-based Bear Jaw fire and fuels crew disbanded in March 2026. The Arizona Department of Forestry and Fire Management stepped in to run the annual Firewise clean-up for Mountainaire, Kachina Village, Pine Del, and Munds Park, collecting residents' pine needles and yard debris. Whether it continues past 2026 is worth watching.

Coconino County supervisors voted on December 17, 2025 to expand accessory dwelling unit rules under a new state law. Any ADU that gets its certificate of occupancy on or after January 1, 2026 can be used as a short-term rental only if the owner lives on the property.

Mountainaire is one of the last places near Flagstaff where a first home, a cabin, or a forest retreat can still start under $500,000. It is quiet, it is wooded, and there is no HOA telling you what color to paint the door. The trade is infrastructure. You are on septic, water may come from a small private utility or a well, and the road in front of the house may or may not be County-maintained.
