Pine Canyon allows rentals, and the club itself markets homes for lease, but in-community listings describe a 30-night minimum stay, and renters cannot use the clubhouse unless they are members. The City's annual license applies on top. The CC&R rental clause is not public, so anyone counting on rental income should get it in writing first.

Whole Foods, Bashas', and Walmart at Woodlands Village are about 6 minutes away; Sprouts, Target, and Sam's Club are about 8; Safeway on Plaza Way and Natural Grocers are about 9. Pine Canyon is the private golf community inside Flagstaff's city limits: more than 600 acres and over 700 homesites off J.W. Powell Boulevard near Lake Mary Road, in a setting dominated by the Coconino National Forest. It is gated with a staffed entry, at about 7,000 feet. Symmetry Companies of Scottsdale developed the community and manages the club. Ghost Tree, the final 12-home new-construction release, launched along the 14th hole in August 2024 from the low $3 millions, and the 19-hole Jay Morrish course finished a $6.4 million renovation that summer.
Every Pine Canyon purchase is really two decisions, the home and the membership, and we help clients get both right.
Over the last twelve months the MLS shows 48 closings: 26 single-family, 6 townhomes, 16 condos. Single-family homes sold between $1,453,750 and $7,000,000, with a median of $2,700,000 and the middle half between about $2,300,000 and $3,388,000. The typical home was about 3,660 square feet with a median build year of 2020. Condos and townhomes ranged from $1,150,000 to $2,187,766. Median days on market was 111, which is normal at this price point in Flagstaff.
The club is the social center: a 35,000-square-foot clubhouse with a cocktail lounge and a 1,700-bottle wine room, a full-service spa and fitness center, and Camp Pine Canyon, with three pools, tennis and pickleball courts, sand volleyball, basketball, and a 4,000-square-foot ice rink. Trout Creek Park adds a stocked catch-and-release fishing lake, barbecue grills, and a dog park, and in winter the club makes snow for sledding on the 18th fairway. Membership is optional, and plenty of owners live here without golfing at all.

The refundable option costs twice as much up front, so the choice comes down to how long you expect to own and the refund terms in the Membership Plan.

What makes this neighborhood unique
Pine Canyon's appeal is the combination: a staffed gate and a full private club, inside the city limits and about ten minutes from downtown and the airport. Membership is optional, so the math works for buyers who want the setting without golf. We approach it as a two-ledger purchase. The first is the home, comped by product and by whether it sits on the course. The second is the carrying cost of dues, the optional membership, and any rental plans.
