Juniper Point is inside city limits, so the City of Flagstaff's short-term rental license applies: $250 a year, an Arizona TPT license, notice to adjacent, across-the-street, and diagonal neighbors with a 24-hour emergency contact, $500,000 in liability insurance, a sex-offender registry check before each stay, required equipment, and hotel-rate sales and BBB taxes. ADUs that received a Certificate of Occupancy after September 14, 2024 require the owner to live on the property. No Juniper Point CC&R text was published online in September 2026, so the HOA documents are the first thing to read if rental income is part of the plan.

NAU is about 1.6 miles, downtown about 3, Flagstaff Medical Center about 3.6, and Pulliam Airport about 4.8.
Juniper Point sits in southeast Flagstaff on the north side of J.W. Powell Boulevard, east of Lone Tree Road and across from Pine Canyon, on land bordered by I-40 to the north and Coconino Community College's Lone Tree campus to the west. The site has ponderosa pine, rolling ground, and views of the San Francisco Peaks, and Bow and Arrow Wash runs through it. The City first approved Juniper Point in 2006; phase one was approved in September 2020, and homes have been going up since.

The MLS shows 52 single-family closings, 9 of them in the last twelve months, between $947,832 and $1,834,210, with a median of $1,204,795 and the middle half between about $1,131,000 and $1,378,000. The typical home was about 2,750 square feet on about 6,000 square feet of land, built between 2023 and 2026. We leave days on market out here, because on new construction it tends to track build schedules more than demand.
