Railroad Springs sits on Flagstaff's west side, entered from Historic Route 66 on Railroad Springs Boulevard, with the BNSF railroad along its north edge. Most homes are manufactured homes on individually owned lots, recorded in units as Railroad Springs 66, on streets with rail-themed names such as Union Pacific Street and Rock Island Avenue. The Townhomes at Railroad Springs, with CC&Rs dated 2016, sit near the entrance.

Over the last twelve months the MLS shows 28 closings: 23 manufactured homes between $399,000 and $519,000, with a median of $460,000, and 5 townhomes between $482,500 and $535,000, with a median of $500,000. The typical manufactured home was about 1,510 square feet, built around 2003, on about 7,000 square feet of land. Median days on market was 48 for manufactured homes and 74 for townhomes, and every sale listed an HOA fee.

The Railroad Springs 66 HOA, managed by Peaks HOA Management, maintains the park, common landscaping, and the sidewalk along Route 66, and requires architectural approval. Its rules keep RVs and commercial vehicles in a garage or an approved screened RV area, limit street parking, and cap pets at three. The Flagstaff Urban Trail System's Railroad Springs Trail runs along the boulevard, and the Tunnel Springs Trail passes under the railroad into the City's 2,251-acre Observatory Mesa Natural Preserve.
