Smokerise sits on Flagstaff's northeast side off US 89, north of the Flagstaff Mall, near the base of Mount Elden. The City's neighborhood map labels it Smokerise Valley, and the most common MLS subdivision names on recent single-family sales are Smoke Rise Valley and Rolling Hills, on streets such as Halfmoon Drive, Snowshoe Way, Warrior Drive, Broken Bow Drive, and Dodge Avenue. Jo-Don Village and Colony Mobile Home Park are manufactured-home communities on leased land within the same MLS area.

Smokerise gives buyers a detached home inside city limits with no HOA for under $600,000. We walk buyers through the difference between the single-family streets and the land-lease parks early, because the financing and the monthly cost work very differently.

Over the last twelve months the MLS shows 14 closings. The 9 single-family homes sold from $450,000 to $585,000, with a median of $510,000 and the middle half between about $480,000 and $525,000; the typical one was about 1,430 square feet, built around 1972, on about 6,500 square feet, and none listed an HOA fee. Five manufactured homes in Jo-Don Village sold from $100,000 to $154,000, with a median of $140,000; those prices cover the home only, since the land is leased. Median days on market was about 55.

Jo-Don Village has 106 homesites with rent of $1,100 a month plus utilities, according to the operator, and recent listings there required buyers to qualify for the lot lease, in one case before making an offer. Colony lists 171 homesites at $895 to $990 a month. Smokerise Park, a City park on Native Way, has a half basketball court, and the Fatmans Loop trailhead on US 89 near Empire Avenue leads into the Mount Elden trail system.
