ADUs that received a Certificate of Occupancy after September 14, 2024 require the owner to live on the property. Most 2025 and 2026 Forest Springs listings marked short-term rentals as not allowed, so the association's documents come first if rental income is part of the plan.

It was platted as Forest Springs Townhomes Unit 1 and Unit 2, on streets such as Flowing Springs Trail, Warm Springs Trail, and Cold Springs Trail. Miramonte Homes took over the project in late 2012 and built the second phase in the original style, according to a local brokerage.

Design was at 60% in 2026, with a public meeting October 15, 2026 at the Aquaplex and construction expected in 2027.
