Getting around
West Route 66, near Flagstaff Ranch Road
Saskan Ranch Circle turns south off West Route 66, west of Flagstaff Ranch Road. I-40 is reached through the Flagstaff Ranch Road interchange, and Route 66 runs east about 3 to 4 miles to Milton Road and the west side of town. Mountain Line's Route 8 stops at Route 66 and Woody Mountain Road, about a mile east. Distances are road estimates.
Saskan Ranch is a quiet pocket of acreage on Flagstaff's west side, a short loop of custom homes on Saskan Ranch Circle and Saskan Ranch Way set into tall ponderosa pines between Route 66 and I-40. Lots run about five acres, which leaves room for detached garages, shops, guest quarters and sport courts, and the homes sit well apart from each other.
Saskan Ranch puts about five acres of pines minutes from Flagstaff's west side, and we'd be glad to help you be ready when a home comes up.
Sales are rare, so the numbers need context. In the last 36 months (MLS data as of October 2026) two homes sold: a 4,919 square foot home finished in 2023, with a separate guest house on 4.71 acres, sold for $1,040,000 in November 2024 after 338 days on market, and a 6,250 square foot home built in 1999 on 4.99 acres sold for $2,540,000 in March 2025 after 186 days. That is a median of $1,790,000, and there were no home sales in the last twelve months. The same 1999 home had sold for $2,210,000 in March 2022. In October 2026 the only active listing was a 4.97-acre vacant lot at $479,000.
Living here works differently from an in-town house. Water comes from a shared well the HOA manages, every home has its own septic system (some are alternative designs like a mound), and propane is common. The roads are private dirt and gravel maintained by the HOA, and listings have not always agreed on who plows, so we confirm that along with the well agreement, the HOA budget, and the septic records. The lots are heavily wooded, so defensible space and insurance are worth a look early. Along this stretch of Route 66 you will also find commercial and industrial uses, including a Waste Management facility.

What makes this neighborhood unique
Saskan Ranch gives you about five acres of ponderosa pine a few minutes from Flagstaff's west side, with room for a shop, an RV garage or guest quarters, and homes set well apart. Because homes come up so rarely, being ready matters. So do the questions an in-town house never raises: how the shared well is run and funded, what the septic system is and when it was last pumped, who plows the private road, what the CC&Rs allow, and what insurance looks like on a wooded lot. We answer those for the specific parcel before you write.
