Christmas Tree Estates sits at the east end of Flagstaff, beyond the Flagstaff Mall and just north of Route 66 and I-40, according to a local brokerage, which calls it the easternmost residential neighborhood in the city. It mixes several phases of Christmas Tree Estate Townhouses, the Mountain Springs and Elden Springs townhome complexes, and lots with manufactured and mobile homes. Smokerise Park, a small City park with a half basketball court, is nearby.

Christmas Tree Estates is one of the more attainable ways to own a home inside city limits. We look closely at the association behind each townhome, because at this price the monthly dues matter as much as the purchase price.

Over the last twelve months the MLS shows 17 closings between $250,000 and $477,000, with a median of $379,500. The 12 townhomes sold from $325,000 to $477,000, with a median of $379,750, and were typically about 1,400 square feet. The 4 manufactured homes sold from $250,000 to $445,000, with a median of $392,500, on lots of about 5,000 to 5,600 square feet, and one mobile home sold for $262,000. Median days on market was 76.

The Fatmans Loop trailhead on US 89, about half a mile northeast of the Flagstaff Mall, leads into the Mount Elden trail system, and its parking lot was rebuilt and expanded to about 50 spaces in 2024. The Flagstaff Mall, Walmart on Huntington Drive, and east-side services are a short drive away, and listings in the neighborhood mention Mount Elden views.
